Rarely does a realtor care about the opposite side ...the sellers, but Miguel truly did. He was so incredibly helpful with the selling of our home even though he was not representing us. The average new home has gone from 2,700 to 2,400 square feet, while the price per square foot has soared by about 72%. By 2025, one in four new homes nationwide measured under 1,800 square feet, compared to just one in six a decade ago. Large homes (3,000+ sq ft) have become less common, now only about one in five new builds. Builders are leaning into these smaller designs to help offset rising land, labor, and material costs, especially with mortgage rates hovering near 6–7%. For many of my clients—especially first-time buyers or anyone focused on affordability—smaller homes can open the door with lower down payments and manageable monthly costs. Still, the steep price per square foot reminds us that finding true value takes strategy and an advocate who knows the market inside and out.
